Ending a Tenancy and your Responsibilities

It is a condition of your tenancy that four weeks notice is given at the end of a tenancy.

You can end your tenancy at any time. All you (or the executor of your estate/next of kin) have to do is contact the Society giving us four full weeks notice. This must expire on a Sunday. The Property Services Officer or Repairs and Asset Manager will arrange to meet with you/your representative and carry out a pre-void inspection and the condition of the property will be assessed. Any broken fixture or fittings must be repaired or replaced by you before you leave. The property should be left empty including removal of all carpets and in a clean and tidy condition.

If the Society has to carry out any remedial works once you have left, you or your estate will be charged for these works. Should there be any items left in the property at the end of the notice period, these will be removed and disposed of by the Society and you will be recharged for all costs incurred. All keys must be returned to the head office (Pat Shaw House, 19 Ventnor Road, Sutton, Surrey SM2 6AQ) by midday on the Monday following the end of the notice period.

Any notice of termination that you give us can be withdrawn within the notice period. In exceptional circumstances, we may agree less than four weeks notice.

Housing or other benefits following the death of a tenant-

If a tenant is in receipt of Housing Benefit and/or Supporting People payments, these payments will cease on the Sunday following the date of death. Your estate or next of kin will be liable for all charges during the notice period including any recharges as above. To help with these costs, we recommend that you maintain your rent account four weeks in advance.

In the event of your death, your representative/next of kin is responsible for clearing the property including removing all carpets and leaving it in a clean and tidy condition.

Please bear in mind that the Society is a charity. Our only source of income is the rent paid by our tenants. If we incur additional costs at the end of a tenancy, this undermines our ability to provide high quality services in the future.
