Innovative growth: Airspace and rooftop developments
On October 16 2019, we made a bold move to support local housing needs by submitting rooftop and airspace planning applications for five of our developments — all on the same day. These approved plans will add 71 new homes, representing a significant 50% increase in housing at each of these sites and a 15% overall uplift in our portfolio.
Infill developments
In addition to the larger projects, we have also secured planning permission for six small infill developments featuring small or single-unit homes, and identified several more opportunities.
Looking ahead: Phase 2 plans
To continue this momentum, we have outlined our ‘Phase 2’ plans and our aim to add over 80 new homes. Combined with our smaller site developments, this expansion will boost our housing portfolio by an impressive 35%. But it’s not just about adding homes; every expanded site, except for one, will undergo planned improvements, enhancing the entire block. This approach ensures that we are not only increasing housing availability but also enriching our social footprint in the community.
Completed developments
Norman House
We are excited to announce the completion of our Norman House development located on Cheam Road. This project has added 13 new flats and transformed the building with a sleek, modern design. Residents can now enjoy upgraded amenities, including a revitalised lounge area, garden, and salon. The building’s corridors have also been completely refurbished to create a cohesive and contemporary atmosphere throughout.
Studio to one-bed conversions
We are pleased to announce that several properties in our portfolio have been transformed from studio flats into modern, stylish one-bedroom flats. The conversions include: Flat 28, Trickett House; Flat 3, Norman House at 70 Cheam Road; Flat 8, Griffiths Close in Worcester Park; Flats 6 and 16, Old Brewery House in Wallington; and Flat 19, Dorothy Pettingell House in Sutton.

Flat 6 Bridges Court
At Bridges Court on Lincoln Road, Worcester Park, a single-story side extension is being constructed to create a new dwelling specifically designed for elderly residents. This project is part of our ongoing commitment to providing comfortable, accessible, and well-designed living spaces for our residents.
Ronald House
The ongoing development at Ronald House, located at 145 Carshalton Road in Sutton, involves significant enhancements to the existing structure to better serve the needs of our residents. The project includes a third-floor extension, adding five new self-contained residential units.
