Each year, we carry out improvements to some of our homes and estates based on a programme of when work is needed. This is established via a stock condition survey. We last carried out our stock condition survey in 2018 / 2019 and accessed over 95% of our homes.

Whilst this gave us a great understanding of the condition of the homes, we need to ensure that the information is kept up to date. From 2025, we will carry out inspections on 20% of our homes (known as a rolling stock condition survey); this is to ensure that we keep the information up to date and relevant. If access is needed to your home to carry out the survey, a member of our Property team will contact you about this.

We use this information to inform our annual Planned Maintenance Programme. Below is the planned programme for 2026 / 2027. Should you have any queries, please contact our Property team on 020 8661 5891.

This list is not exhaustive, but some examples of the types of work that require landlord’s consent are:

  • Installing new windows
  • Installing a new kitchen
  • Replacing a boiler or central heating system
  • Changing the existing internal layout
  • Removing walls or creating a new opening
  • Building an extension

If you wish to carry out improvements to your home, you will likely need our permission to do so. Please get in touch with the Property team or your housing manager to discuss the improvements or alternations you wish to carry out, before you or your contractor start any work.
